Estate Agency specialisations
There are a variety of different specialisations within the estate agency field. These include residential, commercial and letting and property management. Residential estate agents deal with a variety of individual homes, from studio apartments to mansions with acres of land. Whereas, commercial estate agents deal with office blocks, factories, shops and licensed premises. The last of which, letting and property management estate agents deal with all aspects of the letting process on behalf of the owner. Estate agents prerequisites

  • Own reliable car and cell phone
  • Some work experience
  • Goal orientated / sales focuses
  • Confident, enthusiastic and outgoing
  • Presentable, well spoken with good communication skills
  • Able to work on a commission-only basis
 

Estate agent job specifications

  • Looking at and collecting information about a property, and arranging for photographs to be taken
  • Visiting and talking to the sellers about their property and its special features
  • Estimating the value of the property
  • Marketing and promoting properties for sale
  • Compiling home information packs, contacting qualified home inspectors to complete relevant sections
  • Representing the sellers in negotiation with prospective buyers
  • Monitoring sales as they proceed and liaising with all interested parties including mortgage brokers, solicitors, surveyors and other estate agents
  • Advising clients and helping buyers to decide what they want to buy
  • Making sure that the price is acceptable to both buyer and seller
  • Keeping up to date with trends in the local residential property market, as well as the commercial market.
 

Those that work in the lettings area of estate agency also:

  • Vet prospective tenants by collecting references and credit checks
  • Ensure properties meet legal and health and safety requirements, i.e. gas safety certificates
  • Draw up tenancy agreement contracts
  • Collect or organise rent payments
  • Act as a property manager and resolve any issues that may arise

Available Positions

Letting consultants

Letting agents take responsibility for a landlords property on the landlords behalf. Thus, the letting agent takes charge of the entire process, this includes: the vetting process; property inspection; maintenance; general administration; rent collection; utility payments and comprehensive monthly statements.

Residential sales negotiators

Residential agents act as an intermediary or representative between the owner and potential buyers. Once the residential agent has pre-qualified the buyer, they utilize a variety of sales techniques in order to influence the potential buyer to purchase.

Commercial sales and letting broker

Out of all of the estate agency specialisations, this is by far the most complex as it entails both the letting and the sales process. Dealing with the sales aspect of the position, brokers act as a mediator between the owner and potential buyers, persuading the buyer to purchase. In contrast, the letting aspect of this occupation enables you to manage the entire rental process on behalf of the landlord.

Administrative staff
